The Upgrade plan adds four practical capabilities to the Free tier: the Building Permits data card, an extended search radius, the ability to compare up to 5 addresses at once, and CSV export. At $16/month (or $12/month on annual), it's the right tier for investors, real estate agents, and anyone who needs a bit more depth in their research.

What you get on Upgrade
Permits card
Every lookup now includes a Building Permits card showing construction, renovation, demolition, electrical, and plumbing permits filed within 0.25 miles of the address. Data comes from the Denver, Jefferson County, and Larimer County permit portals (more counties are being added regularly).
A high permit count can mean active neighborhood investment and improvement. A surge in demolition permits or large construction projects nearby might signal incoming development that could affect the character of the area. The Permits card shows permit type, estimated value, and filing date.

Extended search radius
Several data cards on the Free plan use a standard proximity radius to find nearby amenities and services. On Upgrade, that radius is extended for applicable categories, surfacing grocery stores, transit stops, and other amenities that are technically walkable or a short drive away but were outside the standard radius.
This matters most in lower-density areas where the nearest grocery store might be 1.5 miles away — technically outside the standard radius but perfectly reasonable for a car-dependent suburban context.
Compare up to 5 addresses
Instead of comparing 2 addresses side by side, Upgrade lets you load up to 5 addresses simultaneously for a multi-column comparison. This is particularly useful when you're in the middle of an active search with multiple candidates and want to see how they stack up across all categories at once.
CSV export
Every lookup can be exported as a CSV file containing all category scores and the underlying data points. The export includes the composite score, each category score, and key raw metrics (e.g., nearest grocery in miles, number of transit stops within 0.5 miles, PM2.5 reading). Useful for keeping your own records or sharing with a client.

How to start a 14-day trial
All new paid plans start with a 14-day free trial. You won't be charged until the trial ends.
- Go to Dashboard → Billing → Change plan, or click any Upgrade prompt while logged in
- Select Upgrade and choose monthly or annual billing
- Enter your payment method (saved for after the trial)
- You have full Upgrade access immediately
Cancel anytime during the trial and you won't be charged. After the trial, billing begins on the same date each month (or annually if you chose the annual option).
If you're a real estate investor comparing multiple properties at once, the 5-address comparison and CSV export combination makes the Upgrade plan particularly efficient. Run a comparison, export the scores, and include them in your deal analysis spreadsheet.
